  Meetings are held in the Manuel Maloof Auditoruim at 1300 Commerce Drive, Decatur.

 The original application for a land use plan change (from Residential to Commercial) and a rezoning change were filed sometime last year, and has been going through a "deferral" process and amendments ever since.  The original application covered the first two houses on Frazier Road (coming from Lawrenceville Highway).  This was requested to accommodate a Walgreen's drug store and would give the developer approximately 290 feet depth on the Lawrenceville Highway frontage which runs approximately 306 feet from the corner of Frazier.  The developer has no contract with Walgreen's although he has made a presentation to them, and says they are "interested" and his attorney says Walgreen's will not make a commitment until the developer gets the rezoning approved.  In the last few months, the owner of most of the property has hired the same attorney to amend the application to include approximately 5 plus acres to be developed into 23  R-A5 detached single family homes on property adjacent to the requested commercial property on Frazier Road and behind the commercial frontage on Lawrenceville Highway.

    When the CVS Drug Store was built on the other corner at the intersection of the highway and Frazier, the Board of Commissioners stipulated that they would not allow Commercial zoning to go any further down Frazier Road than the back line of CVS.  This requested rezoning would go approximately 100 feet further, and this is part of what we oppose.  We also feel it is a dangerous traffic pattern because the site plan shows an exit on Frazier for Walgreen's in approximately the same area as the exit for CVS.  There is also a concern about sewerage capacity in this area - residential areas have already had some problems.  We also are concerned with loss of old growth trees on the residential 5 plus acres (it is a wooded area), and the effect on the environment - particularly air pollution and water run-off.

 The Planning Commission voted for a recommendation of Approval (with conditions) on 9-7-04.
